This property was a great acquisition for Lawrenceville Housing Corporation’s (LHC) Welcome Home program. The new homeowner is a single mother of twins, and a first-time homebuyer who completed homebuyer counseling. She is employed full-time; however, the household income for her family of three is less than 80% AMI. The NCST non-profit community buyer, LHC, gave her $14,975 in down payment assistance so she was able to make her dream of home ownership come true.
LHC was able to acquire this property below market value through NCST’s NSI First Look program. They then invested more than $38,000 into rehabbing the property which included completely painting the exterior and interior, replacing the roof, repairing the siding, replacing the HVAC, and installing all new appliances – an over the range microwave, stove, refrigerator, and dish washer.
This Loganville neighborhood is close to amenities in nearby Snellville, housing stock is in good condition and prices are steadily rising – making the area perfect for stabilization activities. Schools are strong, and there is easy access to grocery stores, parks, restaurants, and churches. Realtor.com’s market summary report indicates that the average home price in Loganville is now $208,940.
