New Jersey Community Capital (NJCC) sold this home to a young family who relocated from Puerto Rico in 2014 with only three suitcases. Their goal was to find an opportunity to build a new, better life. The family completed HUD-approved counseling and purchased this home using down payment assistance through a grant program offered by the community buyer to eligible homebuyers who purchase in communities deemed as “high opportunity” areas by the state. These areas are diverse communities with a mix of neighborhoods, low crime, good access to transit and strong schools. The NSI First Look program makes a significant difference in these communities as investor competition is high, which drives up prices.

 

NJCC invested $33,000 in rehabbing the home. This smaller home sits on a large lot, with a huge backyard for the family to enjoy; however, the floorplan was not functional for today’s families and was updated. On the exterior, the siding was power washed, the foundation was scraped and painted, and the side and front porches were painted. Inside, hardwoods found under old carpeting were refinished, all of the walls and ceilings were repaired and painted, electric outlets were upgraded, and new light fixtures were added. New appliances were provided for the kitchen including a refrigerator and range hood, along with new ceramic tile flooring, cabinets, countertops, sink and faucet. The bathrooms were updated with new wall and floor tile, vanities, light fixtures and toilets. NJCC also installed a new gas hot water heater, serviced the boiler and provided 100 gallons of heating oil.
