This Jacksonville, Florida home was acquired by the Community Development Coalition Corp. (CDCC) through the NSI First Look program. They invested more than $28,000 in rehabbing this two bedroom, one bath, 812 square foot single-family home which was vacant for seven years according to a neighbor. The home also had evidence of fire damage.
Per the community buyer, there wasn’t a kitchen in the home and the bathroom fixtures were also non-existent. The new owner-occupant of this home earns less than 80% AMI, and is a retired school teacher who now teaches piano from his home.
CDCC began their work in 2013 – they previously performed demolition work for the city of Jacksonville and after demolishing thousands of once-affordable homes, knew they wanted to be a part of rehabbing and returning these much-needed homes to those in the community who desperately desire the opportunity to purchase a decent, affordable home.
The rehab included addressing many safety issues, such as replacing the major systems – HVAC and electrical – plus installing a new hot water heater and smoke detectors. The inside of the home was thoroughly cleaned, lighting fixtures replaced and new outlets and switches added.
Repairs were made to the plaster walls which were retextured and painted. A new kitchen was installed complete with an appliance package, new carpeting and vinyl flooring were added, and the bathroom received a refinished tub, new cabinets, sink, toilet and all accessories.
The exterior of the home was pressure cleaned including the driveway, patio, screen enclosure, walkway, and the sides of home, the exterior was repainted, and a privacy fence was installed. Old debris and rotted sheds were removed from the yard as well.
