Hogar Hispano, Northeast Region, purchased this property through the NSI First Look program.
“This neighborhood has been in decline and there are vacant houses in the area,” said Max Cabellos, Operations Manager for Hogar Hispano. “However, through the NSI program and other CRA programs this neighborhood is slowly getting revitalized and the pride of ownership is coming back.”
They spent more than $65,000 to renovate this home and then offered it for sale to low- to moderate-income homebuyers. The new owner occupant’s income is under 100% AMI, and he is excited about starting a new future in this home with his girlfriend. Hogar’s purchasing program requires that buyers have an income that is less than 120 percent of AMI, and they must complete housing counseling by a certified HUD-approved housing counseling agency.
Renovations to this three-bedroom, two bathroom, 1,296 square foot Cape Cod-style home include a completely updated kitchen with new cabinets, countertops and appliances, fresh paint throughout, new ceramic tile in the bathrooms, new carpet and flooring throughout, and a new water heater. In addition, Hogar completely finished out the basement and added a rear sun porch to increase the usable living space. This home is located in the Frankford neighborhood in Northeastern Baltimore, which is about 5 miles away from the city center and near Morgan State University. The area has a dense mixture of single-family homes, apartments, and townhouses, making it appealing to a variety of residents.
