Fairburn, GA is a suburb of Atlanta, and like many communities in Fulton County it was left with a high rate of vacant homes due to declining values after the housing crisis. NCST community buyer, No Limits CDC, is working to restore Fairburn’s neighborhoods by acquiring, renovating and reselling affordable homes to first-time, low- to moderate-income buyers.
“As we return these houses to the affordable housing stock for owner-occupants, we’re seeing more houses being renovated and lawns being maintained, which is a great boost for the community and for property values,” said Joyce Sneed, executive director of No Limits.
This three bedroom home was sold to a first-time buyer who is under 80% AMI. She’s a single Mom with four young children ages 11 and under. No Limits spent more than $15,000 to return the once vacant home to a like-new state ready for a new family.
They added fresh paint on all walls, trim, and doors throughout, installed new window blinds and screens, updated bathrooms with accessories, plumbing fixtures, and new caulking, updated kitchen with a full appliance package, cleaned carpeting and installed new vinyl flooring, pressure washed the home’s exterior, garage floor and outside surfaces, painted exterior doors and trim, and installed a new garage door opener with safety sensors. They also contributed $7,000 toward the buyer’s down payment and closing costs, along with a one-year home warranty. The Fulton County Down Payment Assistance Program provided the buyer with a $10,000 down payment.
According to Ms. Sneed, the closing was a celebration – all involved parties attended and honored the new owner who was in tears – she is so excited to start life in her new home with her children.
