More than $83,000 was invested in the renovation of this home as it was vacant more than three years and had a leaking roof leading to a great deal of damage. This Pinellas County home was purchased by the Bright Community Trust, an organization that focuses on purchasing and rehabilitating homes for resale to low- to moderate-income families, through the NCST NSI First Look program.
The new owner-occupants, who earn less than 80% of the AMI, relocated from the Midwest to be near family once again. They were able to use equity from their first home for the down-payment, which makes their monthly payment more affordable and sustainable for their five-person family.
The property was a long-term neighborhood eyesore, and had thousands of dollars in county liens assessed for non-permitted work.
The electrical system was replaced as the wiring was exposed and created a fire hazard. Exterior updates included a new roof, the repair and painting of all exterior masonry, new landscaping, a new porch and front walkway, new garage overhead door, and new exterior lighting and a mailbox. Inside the ceilings and drywall were repaired and freshly painted, the kitchen cabinets, appliances, counters and flooring were replaced, all trim and interior doors were repaired or replaced and repainted, new flooring was installed throughout, new lavatories, commodes and vanities were installed in the bathrooms, and new ceiling fans, light fixtures and smoke detectors were added. A new HVAC unit and a water heater were also installed.
